What Causes Damp in Brick Walls and How to Fix It

A damp patch on a brick wall is one of those problems that looks minor until it isn’t. Left alone, damp can loosen plaster, stain paintwork, encourage mould, and in some cases weaken the mortar joints holding the wall together. The good news is that damp almost always has an identifiable cause, and once you know which type you are dealing with, the fix is usually straightforward. Here is how to work out what is causing damp in a brick wall and what to do about it.

The Three Main Types of Damp

Not all damp behaves the same way, and treating the wrong type of damp with the wrong fix wastes time and money. South African homes typically deal with one of three types.

Rising Damp

Rising damp happens when moisture is drawn up from the ground into a wall through capillary action, the same effect that lets a paper towel soak up water from a spill. It typically affects the lower section of a wall, usually up to about a metre high, and tends to leave a visible tide mark along with peeling paint or crumbling plaster near the base.

Penetrating Damp

Penetrating damp occurs when water gets into a wall from the outside, usually through a crack, a gap around a window frame, poor pointing between bricks, or a blocked gutter that lets water run down the wall face. Unlike rising damp, it can appear at any height and usually gets worse during or right after heavy rain.

Condensation Damp

Condensation forms when warm, moist indoor air meets a cooler wall surface, most often in bathrooms, kitchens, or poorly ventilated rooms. It shows up as surface moisture or black mould spots rather than the structural staining associated with rising or penetrating damp, and it is the type most directly linked to how a home is used day to day rather than a fault in the building itself.

What Causes Rising Damp in South African Homes

Most modern homes are built with a damp proof course, a waterproof layer built into the wall just above ground level that blocks groundwater from rising any further. Rising damp usually means this layer is missing, damaged, or has been bridged. Bridging happens when soil, paving, or a flower bed is built up against the wall high enough to cover the damp proof course, giving moisture a path around it rather than through it. Older properties built before damp proof courses were standard practice are also more prone to this issue.

The groundwater does not need a crack or a leak to get in. Brick and mortar are naturally porous, and moisture sitting in the soil around the foundation is pulled upward through the material by capillary action, the same way a cloth wick draws water up from a dish. This means rising damp can appear in a wall with no visible damage at all, simply because the layer meant to stop that upward movement is missing or has failed. The problem is usually worse during and after the rainy season, when the water table sits higher and there is more moisture in the surrounding soil for the wall to draw on, and it tends to show up more in low-lying properties or on clay-heavy ground that holds water close to the surface for longer, both common conditions across parts of South Africa.

What Causes Penetrating Damp

Penetrating damp is almost always linked to a building defect rather than the brick itself. Common culprits include cracked or missing mortar joints that let water track through, damaged or blocked gutters and downpipes that overflow onto the wall, poorly sealed window and door frames, and cracks in the brickwork caused by ground movement or a weak foundation. How to Fix Damp in a Brick Wall

Fixing Rising Damp

The long-term fix is to restore a working damp proof course, either by installing a new physical barrier or by injecting a chemical damp proofing solution into the mortar joints along the base of the wall. Before any of that, check for bridging first. Lowering paving, soil, or garden beds so they sit below the existing damp proof course sometimes solves the problem without any injection work at all.

Fixing Penetrating Damp

Start outside, not inside. Repoint any cracked or crumbling mortar joints, clear and repair gutters and downpipes, and reseal gaps around window and door frames. Penetrating damp almost always traces back to a specific entry point, so fixing the source stops the problem at the wall rather than just treating the symptom indoors.

Fixing Condensation Damp

This is the easiest of the three to manage day to day. Improving ventilation, using extractor fans in bathrooms and kitchens, and avoiding drying laundry indoors without airflow all reduce the moisture load on cold wall surfaces. In persistent cases, adding insulation to reduce how cold the wall surface gets can help as well.

Preventing Damp Before It Starts

Good drainage around the base of a building is one of the simplest ways to prevent rising and penetrating damp before they start. Make sure ground level slopes away from the wall rather than toward it, keep paving and garden beds below the damp proof course line, and clean gutters at least twice a year so they do not overflow onto the brickwork.
